And, Eric, it's an expense, not an investment...
Before we made this offer we took a 3 variable equation, the price of the lot per square foot, the price of the structure per square foot, and the price of the address in the neighborhood. We ran a bunch of recent sales through that equation, since each sale had something we could put in the former two slots, and came up with a remarkably consistent set of numbers, and we based our offer on that. Maybe I'll do a breakdown a bit more once we get further through negotiations, but perhaps the way to think of it is that we're paying the HOA fees up-front. Might be a bit riskier that way, but hopefully there are rewards too.

Yikes... a little quick math... if you offered $75K less than the asking, you're still paying almost $500/sq foot!
